Bookings are only accepted on the following terms:

1. The property referred to is Seaways, 6, The Bungalows, Port Mulgrave, TS13 5LG


2. The owner is Anthony John Williams, 4, Hill Fields, School Aycliffe, Co. Durham, DL5 6PZ.


3. The renter is the lead name on the booking form.


4. No contract exists until a confirmation of booking has been dispatched to the renter. The confirmation of booking will not be dispatched until a completed signed booking form, a signed copy of this form and a £50 deposit cheque, has been received by the owner. If the rental period is six or less weeks ahead, the full amount is due with the booking form.


5. When this contract is in place the renter becomes liable for the remainder of the rent and this must be received by the owner at least EIGHT weeks before the period of rental.


6. The booking is only for the named people on the booking form. The maximum number of people to be accommodated is 4 adults and 1 child. If these numbers are exceeded the owner has the right to revoke the booking without refund.


7. The owner will only accept liability for economic loss when caused by the negligence of the owner.


8. If the renter cancels a booking the owner will endeavour to re-let the property. If successful the owner will refund any payment made less a £20 handling charge. If the owner can not re-let the property the renter will remain liable for the balance of the rent (if not already paid). Holiday cancellation insurance should cover this in most cases.


9. The owner reserves the right to withdraw the availability of the property if circumstances beyond the owner’s control make this necessary. Alternative accommodation will be sought for the renter and a full refund will be made.


10. The renter must keep the property and all furniture, fixtures, fittings and effects in the same condition and state of repair as they were at the commencement of the holiday. The renter must leave the property clean and tidy. In default of these obligations the renter must reimburse the owner for any costs incurred in remedying these obligations.


11. The renter is responsible for any damage to the property, furniture, fixtures, fittings and effects. Anything broken or damaged should, as soon as possible, be repaired or replaced with an article of similar type and value or the damage reported to the owner and paid for before departure.


12. The renter will allow the owner and/or his agents or workmen access to the property, at reasonable times and on reasonable notice, to inspect and/or repair the property. In an emergency the owner and/or his agent or workmen may enter the property without notice to repair the property.


13. The renter may not assign or part with the possession of the property or any part of it, or anything contained in the property or use it other than a single dwelling for holiday accommodation by the people named on the booking form.


14. The renter must not cause a nuisance or inconvenience to the occupiers of neighbouring properties, or adversely affect any insurance of the property. Non compliance will give the owner the right to demand the renter leaves the property immediately with no refund.


15. One dog is allowed. The pet must be kept under strict control. The pet must not be left unattended in the property and the pet must be exercised away from the property. Pets are not allowed in the bedrooms or on the furniture.

16. The Local Authority (Scarborough Borough Council) operates a strict recycling policy with fines for non-compliers. This policy is clearly explained within the house. The Renter is responsible for complying with the Local Authority’s requirements. If the Local Authority levy a fine on the Owner, as a result of the Renter not complying, this will be payable by the Renter.

17. If you feel you have a genuine complaint about the property please contact the owner immediately who will investigate and , if necessary, take steps to remedy the situation.


These booking conditions shall be read and construed in such a way as not to prejudice the statutory rights of the renter.
